Granite house and two ruins with land and wide rural views, Covas, Tábua

What is it?
This granite house has undergone various improvements in recent years while retaining the atmosphere of the past. The house has a living area of approximately 150m² on two floors. An apartment was created on the ground floor, where the storage areas used to be. It consists of a kitchen, a bedroom, a utility cupboard and a bathroom. About half of the house is extended with a covered terrace. A legalization procedure is underway for this extension. On the floor above, the original layout has been preserved: a kitchen, a living room, three small bedrooms, a storage room and a bathroom. The attic is accessible via a loft ladder. This space could be used even further.
The plot also contains two ruins, both of which have a residential destination. The surfaces of these ruins are 45 and 69 m², they each have two floors. In front of the house is a spacious semi-open barn with an original bread oven. The barn is used as a carport.

How about the facilities?
The main house is connected to electricity. Water comes from a drilled well. Telephone line (fiber optic) is nearby, but for the internet a wireless connection is probably also an option. There are two septic tanks for drainage. The house has double glazing and shutters. The roof is in good condition and is insulated. The kitchen is heated with a fireplace, and the apartment downstairs has a gas stove and electric heating elements. Hot water is obtained through a geyser.

Any outdoor space?
The house and the ruins have a plot of approximately 3.000 m² on two sides of a quiet road that flows into a sandy path. The ground is well maintained. Various fruit trees grow here, such as lemon, fig, apple, pear, persimmon and some olives and grapes.

Specifics?
Thanks to the ruins, this property offers ample opportunities for expansion. In rural areas it is increasingly difficult to build because of different types of rules. This is an excellent opportunity for people who want to start a B&B or live with more people somewhere.
The property is sold including most of the contents.

Where is it?
The house and the ruins are located in a rural environment, without being isolated, between the villages of Lourosa and Covas. The accessibility is good via a paved road. After the house, the road becomes a sandy path.
Covas and Lourosa have a kindergarten (up to 6 years old) and a few cafes. Larger towns are Tábua and Oliveira do Hospital about 10 km away. In these small provincial towns, all important facilities are present such as restaurants, shops, supermarkets, post office, banks, doctor’s practice, hospital (Oliveira do Hospital), schools, library, bus station and weekly market. The larger city of Coimbra is about 65 km away.
