What is it?
This impressive quinta offers a range of possibilities for projects in agriculture and / or tourism. On the quinta are a house, a winery with two floors (about 65 m2), a large utility room (80 m2), a smaller second house, bird houses and various barns. In the past this was a producing farm.
The house is made of granite. On the ground floor is a large living room with open kitchen and a service toilet. On the first floor are four bedrooms, a sitting room and two bathrooms. On the attic floor are two more bedrooms and a bathroom. Each floor has a surface of approximately 110 m2. The smaller house is built in more recent and consists of a kitchen with fireplace, living room, two bedrooms and a bathroom. The house does not meet contemporary living requirements but is easy to modernize. The area of this house is about 60 m2. This house and the other outbuildings are not (yet) registered but the owner will take care of that.
How are the facilities?
The quinta is connected to electricity and has water from its own source. There are also two drilled wells. The granite house was renovated and modernized in 1997. The windows are made of aluminum and have double glazing and are fitted with shutters.
The smaller house is brick and has single glass.
Any outdoor space?
According to the Land Registry, the registered associated land covers about 10 hectares, but in reality it is probably more. One of the plots (about 4 ha) is not adjacent. Around the house is a landscaped garden with pavement, ornamental and fruit trees (such as orange, kiwi, peach, fig and apple, etc.) and there is also a swimming pool. Further on the land is a vineyard, big enough for about 800 liters of wine. A part of the land is fenced. The soil is equipped with an irrigation system.
The quinta is south-facing and from about all places it has a beautiful view of the Serra da Estrela and the Serra de Açor. The large amount of buildings, the past as a farm and the favorable location offer many possibilities.
Where is it?
This quinta is located just outside the village of Santa Ovaia. The accessibility is good via a flat sand path of about 600m. The village itself has a few cafes and a small supermarket. Oliveira do Hospital is about 8 km away. In this small provincial town all important facilities are present such as shops, supermarkets, post office, banks, medical practice, small hospital, schools, library, restaurants and weekly market. The larger city of Coimbra is about 70 km away.
