The originally granite house on this quinta has been refurbished over the years and enlarged into a contemporary and comfortable home. The house consists of two floors. On the first floor is the living area, consisting of a kitchen (22m²), a sunny dining room (26 m²), two living rooms (37 and 46 m²) and a guest toilet. The kitchen and the dining room have access to a spacious terrace (with awning) of approximately 30m².
The ground floor is defined as sleeping zone. It consists of three bedrooms, one of which has an area of 39 m². This bedroom has a private bathroom with shower and bath. There is also the white goods room. On this floor is also a shared bathroom with shower. All sanitary facilities in the bathrooms and guest toilet are wall hung. Apart from the bedrooms, the ground floor accommodates an office, which can also be used as a children’s room, a technical room and a storage room. The registered living area of the house is 365m².
Next to the house is a shelter with a barbecue and a little further on are two annexes that serve as a shed and a garage.
What are the facilities like?
The house is heated with diesel central heating. The living room has a fireplace with a built-in cassette. The sun room (dining room) is equipped with double glazing. The quinta has its own water from a well that has always provided sufficient water. There is also a water mine. Electricity is connected and there is a septic tank for drainage. Internet is via fiber optic.
Outdoor space?
The house is on a plot of 1.2 ha with varied vegetation, amongst which fruit and olive trees and a plantation of umbrella pines. There are also various types of native trees such as (cork) oaks, strawberry trees and pines. Part is laid out in terraces and part is wooded. The land is atmospheric and romantic, partly due to the water sources the land has. The site is accessible for a tractor. The zone around the house is paved and arranged as an ornamental garden.

This quinta is private without being remote. It is located south/southwest. The natural vegetation gives it an almost fairytale atmosphere.
Where is it?
The quinta is reasonably easy to reach. Only the last 200 meters are a dirt track. The nearest village is Vale de Gaios, known for its river swimming pool and the idyllic walking route that runs there.
Tábua is about 5 kilometers away. In this small provincial town all important facilities are available such as restaurants, shops, supermarkets, post office, banks, medical practice, schools, library, bus station and weekly market. A train station with direct trains to Lisbon is 15 km away. The larger city of Coimbra is about 60 km away.
