What is it?
This quinta has two houses, each with its own residence permit. The main house was consists of a hall with a guest toilet, two bedrooms each with its own bathroom, a living room, a dining room, and a kitchen with utility room giving access to a double garage. The dining room and living room have access to a south-facing covered terrace. The first floor hosts a loft, an office space and a bedroom with built-in wardrobes and a private bathroom. All rooms are really spacious. Under the house are two more storage rooms of approximately 30 m² each. The living area of the house is approximately 300 m². The total floor space is approximately 510 m². Behind the house is a swimming pool (3,5 x 7) which is heated with solar energy.
The second house has a living area of approximately 140 m². On the ground floor, the hall gives access to a large living room with open kitchen. The kitchen has a storage room and access to a terrace. On the ground floor are also a bedroom and a bathroom and there are two more bedrooms in the attic. This house is regularly rented out as a holiday accommodation. The houses are oriented to the south.
How are the facilities?
The houses are built according to current building standards. The roofs, walls and floor of the main house are well insulated. The frames are made of hardwood and fitted with double windows. Both houses have central heating. The main house has underfloor heating in the living and dining room. The living room has also a fireplace with built-in cassette. The central heating in the main house is fuelled by the solar collectors, supplemented with gas. The second house has central heating which is connected to the fireplace with built-in cassette. The electricity for both houses comes from solar energy, but they are also connected to the electricity grid. A bore hole supplies drinnking water and the lake on the quinta is fed by a spring and is used for irrigation. Internet is obtained via fiber optics.
The houses are situated on a plot of almost 7 hectares, mostly gentle sloping ground. The plot around the houses is designed as a garden. The land around the house has various fruit trees such as kiwi, apple, citrus, fig. There are about 100 olive trees, a walnut tree and a chestnut. The rest is agricultural and forest land, with deciduous trees such as oaks and cork oaks.
This quinta can run completely autonomously thanks to the extensive and professional solar energy system and its own water supply. In addition, the domain is beautifully situated in the woods and yet has a wide view of the mountains.
Where is it?
The quinta is private but not isolated. The N17 is less than 500 meters away, which is a quiet but through road. The last 500 meters are a good to reasonably passable dirt road. The charming village of Côja is about 7 km away. Here are several restaurants, a river beach and small-scale facilities. The town of Tábua is about 8 km away. In this small provincial town all important facilities are present such as restaurants, shops, supermarkets, post office, banks, doctors practice, schools, library, bus station and weekly market. The larger city of Coimbra is about 60 km away. A train station is about 20 minutes away.
