What is it?
This quinta consists of a house and various outbuildings. The house has two floors. The ground floor is an open space with a bathroom. You could use this floor as a studio, or furnish it as an appartment. The floor above can be reached via an imposing granite external staircase. On this floor are a kitchen (without appliances), a living room, a bedroom, a bathroom and a conservatory room from where you have a beautiful view over the village to the mountains. The living area of both floors together is approximately 94 m².
Next to the house is a large covered space (about 45 m²) that can serve as a carport but also become another living space. There is also a large barn (75m²) which can be used for all kinds of purposes. Finally, there is a garage with a roof terrace. This building is not registered.
How are the facilities?
The house is connected to electricity and water. There is a septic tank for drainage. Internet is easy to get. The main house has central heating (on diesel) on the first floor. Some windows in the main house and all windows in the barn have been replaced with double glazed windows.
The associated land covers approximately 1.2 ha. The ground around the house and the outbuildings is paved. Much of the land is classified as building land. It is slightly sloping ground with some terraces and a lot of planting of young fruit trees. The plot has also a beautiful water mine from which the quinta owes its name: Quinta da Fonte.
Quinta´s with a lot of potential are increasingly difficult to find due to the regulations. On the one hand, this quinta already has a lot of built-up surface, and because of its classification as building land, there are more possibilities. The exact options will have to be checked with the municipality of Arganil.
Where is it?
This quinta is located on the outskirts of the village of Anceriz. The quinta is rural, but is also connected to village life.
The accessibility is good via a quiet village road. There is a café in Anceriz. The nearest village with some smaller amenities is Vila Cova de Alva, which is 3 km away. Côja is about 10 kilometers away. This dynamic village has various amenities such as shops, bakery, bank, post office, restaurants, ambulance station and a river beach. Tábua, Oliveira do Hospital and Arganil are all about 20 km away. In these small provincial towns all important facilities are present such as restaurants, shops, supermarkets, post office, banks, doctor’s practice, schools, library and weekly market. The larger cities of Coimbra and Viseu are approximately 80 km and 70 km away.
