This house was built in the 1970s and was renovated a few years ago and converted into an attractive and comfortable tourist accommodation. On the first floor are a spacious living room with open kitchen and dining area, three bedrooms with en suite bathrooms, a guest toilet and a large and a small veranda. Two of the three bedrooms can be closed from the inside if desired and have their own entrance through an outside door. On the ground floor are two more bedrooms, each with its own bathroom. The living area of both floors is 255 m².
The premises have also a spacious garage, which also serves as a technical room, and an old wine cellar that can possibly be converted into a habitable space. These spaces together have a surface area of approximately 73 m². Outside is a 50 m² swimming pool with a spacious terrace and a large roof to serve breakfast, for example. Next to the pool is a small shed (not registered, but tolerated). From here and many other parts of the property there are beautiful views of Serra de Açor. It is located south, so summer and winter there is a lot of sun.
Finally, also a 70 m² ruin is part of the lot, for which a further destination can be found.
How are the amenities?
During the renovation, all windows and frames were replaced by plastic frames with double glazing, central heating was installed throughout the house (fuel: pellets) and there are solar collectors for hot water, with electricity as a backup. A wood stove in the living room supplies cozy warmth on colder days. For drainage there is a septic tank. The house is connected to mains water, but there is also own water from two wells.
The plot includes approximately 1 ha of land. The part near the house and the pool is arranged as an ornamental garden and fruit orchard with old and young fruit trees. The ground further on is rural, with a nut and fig tree and beautiful old olive trees from which many kilos of olives can be picked every year. There are also oaks and cork oaks and a small bamboo grove.
This accommodation has a permit and is ready to move in, so turnover can be generated immediately. The current owners mainly focus on the summer. The occupation of recent years (since 2018) has been increasing and can only increase with the extension of the season. In the summer months of July/August the occupancy is about 70% on average.
A large part of the furniture of the accommodation is included in the price.
Where is it?
The accommodation is located just outside the village of Mouronho, private but not isolated. Accessibility is good via a well-maintained dirt road of approximately 130 m. Mouronho has cafes, a grocery store and a post office. Less than 1.5 km away is a bus stop for direct buses to Coimbra and Lisbon. Arganil and Tábua are about 10 km away. In these small provincial towns, the main facilities are available such as shops, supermarkets, post office, restaurants, banks, medical practice, schools, library, bus station and weekly market. The larger city of Coimbra is about 60 km away.
