What is it?
This well-kept and spacious quinta with a small rustic campsite is a challenge for people wanting to purchase a campsite in a rural setting, far from mass tourism. The quinta consists of 4.7 ha of land with house, toilet building, shed with roof, studio, reception and a small swimming pool.
The house has a living area of approximately 142 m², spread over two floors. On the ground floor are the kitchen and living room, a utility room, a guest toilet and a storage room under the stairs. The living room opens onto a covered outdoor terrace of approximately 27 m². Here is also the outdoor kitchen. On the first floor are two bedrooms and a bathroom. One of the bedrooms has its own entrance, the other has a 9m² balcony.
The shed with roof is next to the house and has an area of 42 m².
The spacious sanitary building has a total area of approximately 80m². It contains 4 toilets and 4 shower facilities, divided into two separate departments. A central washing-up area of 20 m² with a closed technical room are situated between the women’s and men’s sections.
There is also a studio with an area of 20 m², which consists of a living / sleeping area with kitchen unit and a bathroom.

How about the facilities?
The quinta is connected to electricity, water and fiber optics. The camping area has various electricity, water and lighting points spread over the site. The water facilities at the campsite are a natural water source (‘nascente’) and a water mine. For the drainage there are two septic tanks and a dump for the chemical toilet. The shower facilities have heating. There is good WiFi throughout the site. The house has a bore hole as a water supply, has its own septic tank and is heated via a wood stove. The sanitary building, the house and the studio meet today’s requirements for insulation: roofs and walls are insulated and the windows are double-glazed.

Outdoor space?
The total area of the quinta is approximately 4.7 ha, of which 0.5 ha is set up as a campsite with a separate terrace for motorhomes. The terraces have olive and fruit trees such as orange, mandarin, apple and fig. The olive trees produce enough olives for their own press.
The remaining part of the quinta is more rural and rugged. The plot gets embellished by imposing rocks. From the quinta there is a wide view over the hills and valleys of this rural area.

Specifics?
This campsite has a valid permit. Obtaining such a permit is a long and intensive process. The permit allowes to receive a maximum of 20 caravans /motorhomes/tents and a maximum of 60 guests.

Where is it?
The quinta is located just outside the village of Vila Nova de Oliveirinha. The accessibility is good via a paved road. Vila Nova de Oliveirinha is a small village with a café. Tábua and Oliveira do Hospital are approximately 10 km away. These are places where all important facilities are present such as restaurants, shops, supermarkets, post office, banks, doctors’ practice, hospital (Oliveira do Hospital), schools, library, bus station and weekly market. The larger cities of Coimbra and Viseu are approximately 65 and 55 km away respectively. The Serra da Estrela mountain range and the beach are about an hour away.
